Friendly efficient service. Drinks at 5!! Family atmosphere. Attention to detail in the presentation of the hotel. Great host. Close proximity to the city centre. Compact, attractively presented, warm, clean rooms.

The lounge but little else of note.
Our bedroom(no. 5) was minute(you couldn't swing a cat in it). It had no wardrobes, chests of drawers or proper coat hangers. The en-suite bathroom was tiny with a miniscule wasshbasin. The view from the room was of corrogated roofing of the boiler house. There was no choice of breakfast. Continental only-take it or leave it! This is not what we associate with a hotel-more like a B&B. There was no on-site presence of management after 6pm. The location in the upper echelons of the town near to heaven involved steep walks to & from the town centre. In fact, after our first sortie on foot, we took taxis thereafter which proved costly. By far our worst accommodation in New Zealand out of 11 locations.

I loved the location and the comfort. The staff were friendly and the service was timely and appropriate. My bed was comfy, water hot and the atmosphere was relaxed and welcoming. I would definitely return and recommend it to others.

The location of the hotel is perfect, close to the Octagon and within walking distance to the city center. The management was very professional and the staff was helpful and interested in making our stay enjoyable. The rooms were clean and comfortable, with a great ambience. The indoor lounge and outdoor veranda areas were fantastic for relaxing. The continental breakfast provided was satisfactory, with a variety of cereals and fresh fruit. The views from the balcony rooms were amazing.
The shower head spray was too wide, resulting in water getting on the shower curtain and walls.

We got great value for our money at Brothers Boutique. The room was spacious and comfortable, and the location was perfect with a lovely view from the balcony. The staff treated us like family, providing helpful recommendations and even joining us for a social glass of wine in the evening.
The food for breakfast could have been improved with more options beyond cereal, toast, and tea/coffee.

Enjoyed warm hospitality and meeting other guests at evening drinks. The hotel had a great location, with stunning views of the city and harbor. The fresh fruit at breakfast was a pleasant surprise and a healthy start to the day.
The room was small with limited storage, which made it difficult for a business trip. The hill was a steep walk into town, and the lack of a work desk made it difficult to be productive.

I recently stayed at Brothers Boutique Hotel in Dunedin for a short trip. The location was superb, with easy access to the city center. The building itself had a wonderful historical charm, and the owners are dedicated to maintaining its original character. The room was cozy and clean, with a beautifully renovated bathroom. The view of the church and the lovely garden beds added to the overall charm. The owner was very knowledgeable about the area and provided great recommendations for local attractions and restaurants. The complementary glass of wine at 5pm was a lovely touch, allowing us to mingle with other guests and enjoy a relaxed atmosphere.

Excellent view from the room, was moved to top floor where the best views were as the hotel was quiet.
For a person without a car it is a steep hill to walk up to the hotel from the town centre and would be difficult for elderly or less fit guests.
